Leasing/Purchase Schemes

Private Sector Leasing schemes:

There are private sector leasing schemes, available to owners, across the West of England, ideal for those who donít have the time or want the hassle of renting out a property themselves.

These are run by Housing Associations and you can lease your property to them for between 1 and 5 years. They will find tenants and manage the tenancy for you. You may have responsibility for some repairs and annual maintenance. Any damage caused by tenants which falls under the terms of the lease agreement will be covered by the Housing Association and they may be able to organise your repairs for you.

A key benefit is that you are guaranteed an income even if the property is unoccupied during the lease period and itís the Housing Associationís responsibility to find new tenants.

Lease and Repair Schemes:

These schemes may be of more interest to you if there is work that is needed to your property before you would be able to rent it out. These schemes are again run by Housing Associations and they can lease your property for an average of between 5 and 7 years. This applies to houses, and now, in some cases, flats.

They will carry out the necessary works and then rent the property out. Rent levels will be agreed with you before the start of the lease and again you will be guaranteed an income even if there are void periods. Maintenance responsibilities under these schemes are the Housing Associations responsibility.

Purchase and Repair schemes:

This scheme is only available in Bristol for those who are interested in selling and the funding is limited.
